Is aged care offered onsite?

Hampshire Villages provide independent lifestyle living only. If you ever need extra care, you can arrange in-home services while staying in the community and home you love.

Who can live in a Hampshire Village?

Our villages are designed for independent over-50s looking for a relaxed, low-maintenance lifestyle. Whether you're single, part of a couple, or still working, you'll be warmly welcomed into a friendly, like-minded community.

Can I get any Government support to help pay the site fees?

Yes, if you are eligible for the pension, you can typically claim Commonwealth Rent Assistance to lower your out-of-pocket costs. Services Australia will confirm your exact entitlement.

Do I pay stamp duty, council rates or body-corporate fees?

None of the above - that’s one of the biggest perks of land lease living.

Will my site fees increase?

Site fees are reviewed once a year, generally linked to CPI and operating costs. The formula is set out in your Residential Site Agreement so there are no surprises.

How much are the weekly site fees and what do they cover?

Fees vary by village and home size, but they’re designed to be clear and predictable. Your weekly site fee usually covers the land lease, upkeep of shared gardens & facilities (plus your front garden) and friendly community management - no hidden levies.

Do I still own my own home?

Absolutely. Your home is yours to decorate, bequeath and - when the time is right - sell. The lease only covers the ground it stands on, so you keep that comforting sense of ownership without the usual costs.

How is a land lease community different from a retirement village?

Retirement villages often charge entry and exit (DMF) fees and may share in your capital gain. Land lease communities usually have no entry or exit fees, letting you keep 100 % of any profit when you sell.

What is land lease living?

Think of it as homeownership with fewer headaches. You own the dwelling and simply lease the land beneath it. That means no stamp duty, no council rates and no big-ticket strata fees -just more freedom in a friendly, like-minded community.
